2010 Update on Oakville Detached Homes

January 5th, 2011 by Comment button No Comments »

Detached homes in Oakville make up the lion’s share of real estate transactions. Prices and sizes vary dramatically, from small bungalows to opulent three-storey palaces. The last update covered bungalows, but I’ll expand the statistics here to provide a complete picture of detached homes in Oakville.

Oakville’s most popular property (433 units sold) was a two-storey detached home with four bedrooms and four bathrooms. The majority of these house types sold in Bronte, Glen Abbey, Joshua Creek, and Westmount. Typically equipped with a large great room, eat-in gourmet kitchen, these homes are perfect for entertaining, and their finished basement will be perfect for taking in a movie.

Here are the statistics for detached homes in Oakville in 2010:

Style Average Price Days on Market Total Units Sold
Bungalow $581,500 31 383
1.5-storey $740,000 49 34
2-storey $724,000 30 1324
3-storey $522,000 25 25
Split-level $543,000 25 147

Here are Oakville real estate statistics from December 17th to 31st:

Price Range Listed Sold Conditional De-Listed Total Active
Lease 19 12 2 13 133
$100K to $500K 18 18 9 18 132
$500K to $1M 12 21 3 28 148
$1M to $2M 5 3 0 7 73
$2M plus 2 2 0 3 64

Despite the season, a number of sellers found willing buyers for their homes, which confirms that real estate remains active regardless of the time of year. But now the real estate season is about to enter its most intense period of activity (February thru June). If you’re listing, remember to ensure that no detail is missed by having a home inspection done prior to listing and fixing problem areas. If you’re purchasing you’re going to have a far larger number of homes to choose from, but be prepared to move quickly for the right home by having a pre-approved mortgage, and an adequate amount of cash on hand to make a deposit.
